Flat-Fee Trust Accounting for Small PM Firms

Self-serve, publicly-priced property management software for independent property management companies (roughly 20-250 doors) with trust accounting and owner statements included…

In plain English

What category is this?
Companies buy to handle money and rules — payments, accounting, tax, audits. Here the focus is vertical SaaS.
The idea, briefly

Build a self-serve, publicly-priced property management platform for small PM firms that bills flat per company (not per door or per transaction) and includes trust accounting, owner statements/portal, unlimited team seats and e-signatures, and an open API, with ACH at pass-through cost and month-to-month terms. Caveat: Rentvine already includes every one of those features with no add-ons, priced per active unit from $1.50 and gated behind a demo and 45-day onboarding; Buildium and DoorLoop serve the same segment; RentRedi, TenantCloud and Innago already sell flat or free plans, so the only arguably open elements are flat-per-company pricing and fully self-serve public pricing.

Should you build this?

People already pay for this and the pricing pain is documented, but this is a crowded niche and the wedge is narrow. DoorLoop raised $130M and reported 400% revenue growth with tens of thousands of customers (sources 14, 15, self-reported), TenantCloud and RentRedi each reports 100,000+ landlords, and Buildium/DoorLoop form a funded incumbent set. The problem is that the wedge is already occupied: Rentvine sells one all-inclusive plan from $1.50/active unit with trust accounting, owner statements, unlimited e-signatures, AI, MCP and an open API and no add-ons, RentRedi already sells unlimited flat from $12/mo, TenantCloud sells unlimited units from $15/mo, and Innago is free. The only documented elements not clearly offered by an incumbent are flat per-company pricing (versus per unit) and fully self-serve public pricing (Rentvine requires a demo and quotes 45 days to onboard, source 5). That is a thin, non-durable differentiator: features here are copyable, migration friction cuts both ways, and incumbents can re-bundle or cut fees at any time.
